Nature Blended Residences

Sea Pines boasts one of Hilton Head’s lowest Property Owners Association fees for a private gated community. To build a house in Sea Pines requires adherence to land-use covenants and approval from an architectural review board.

Sea Pines is divided into 5 distinct sub-areas including Harbour Town, South Beach, Ocean Side, Club Course and Central. Each neighborhood retains its own personality and charm.

Harbour Town

With its red and white striped lighthouse, the landmark Liberty Oak tree and world-famous yacht basin, Harbour Town is the most widely recognized of the Sea Pines neighborhoods. This Mediterranean-style enclave is bordered by Calibogue Sound and the Atlantic Intracoastal Waterway and features a full-service marina, 95 boat slips accommodating vessels up to 163-feet, watercraft rentals, numerous restaurants and boutiques and the Harbour Town Yacht Club. Pastel, stucco- sided villas and townhomes rim the waterfront, providing rich sunset views over Calibogue Sound and neighboring Daufuskie Island. Also the site of the No.1 rated, "10 Best Jack Nicklaus Courses You Can Play" by Golf.com, Harbour Town Golf Links provides exceptional backdrops for the exclusive homes and villas that flank the course.

South Beach

At Sea Pines southernmost point is South Beach. Surrounded by the waters of Calibogue Sound and the Atlantic, South Beach Marina is reminiscent of a New England-style fishing village. Unique shops, indoor and outdoor dining, an Inn, the South Beach Racquet Club and multiple water sports can be found near the waterfront. The oceanfront and ocean-oriented homes and condominiums at South Beach enjoy some of the widest, most peaceful expanses of coastline on Hilton Head. South Beach’s newly renovated Tower Beach Club- complete with parking, covered picnic pavilion and facilities – is a private facility intended for use by property owners only. Ocean Side

The Ocean Side area of Sea Pines begins near the back gate or Ocean Gate and runs parallel along the Atlantic beaches. Private beach paths provide property owners walking access to the shore. Club Course

The Club Course neighborhood is located near the front entrance or Greenwood Gate to Sea Pines and is anchored by Sea Pines Country Club. Residences in Club Course include both single and multi-family homes and townhomes, some on patio lot parcels and most with woodland, marsh or fairway views. Much of the retail and resort activities within Sea Pines are separate from the Club Course area.

Central

When developing Sea Pines, much care was taken to preserve the environment and the pristine Lowcountry woodlands and wetlands. The 605-acre Forest Preserve can be found in Central Sea Pines, along with the popular Lawton Stables, a private equestrian facility. Harbour Town Golf Links

First among the Sea Pines courses is the par-71, 6,973-yard, Harbour Town Golf Links. Designed by Pete Dye and Jack Nicklaus and home of the RBC Heritage Presented by Boeing Golf Tournament, Harbour Town Golf Links has consistently been named “One of the Top 20 Golf Courses in the Country,” by Golf Digest and GolfWeek. Characterized by narrow fairways, overhanging live oaks and towering pines and palmettoes, the 18th hole finishes famously along Calibogue Sound with a direct view of Harbour Town’s lighthouse. The newly constructed 26,000 sq. ft., Harbour Town Clubhouse and Conference Center, will open Spring 2015.

Ocean Course

The par-72, 6906-yard Ocean Course was the first course built on Hilton Head and its No. 15, is one of only two oceanfront holes on the island. Both the Ocean Course and newly renovated Heron Point are designated Certified Audubon Cooperative Sanctuary courses and play out of the Plantation Golf Club, Sea Pines’ beautiful new 23,000 sq. ft., brick and cedar shake shingle clubhouse, dining and instructional facility.

Heron Point

The par 72, 7058-yard Heron Point was designed by legendary course architect, Pete Dye. Played from the Plantation Golf Club, Heron Point’s fairways and greens have been reshaped into dramatic angles and shifting elevations that prove both challenging and aesthetically pleasing. These renovations will be complete Fall 2014.

Tennis

Under the direction of U.S. Open and Wimbledon champion Stan Smith, the Sea Pines Racquet Club has been named “One of America’s Top Tennis Resorts,” by TENNIS Magazine. Headquartered in Harbour Town, the SPRC tennis program includes instructional and competitive programs for all levels of players from junior through masters. The facility features 21 clay courts, 4-lit courts and an 1800-seat stadium court. South Beach Racquet Club, located near South Beach Marina in Sea Pines, offers 13 clay courts, 2 lit for night play. In addition, many neighborhoods and villa complexes provide private tennis courts intended for use exclusively by their residents.

Watersports

With 5 miles of Atlantic beaches, 2 marinas, the Intracoastal Waterway and numerous creeks and inlets, nearly every watersport imaginable can be experienced in Sea Pines. Fresh and saltwater fishing, crabbing, kayaking, canoeing, waterskiing, surfing, paddle boarding, parasailing, kite boarding and can be enjoyed virtually year round.

Points of Interest in Sea Pines

Sea Pines Beach Club – The brand new, $13 million, two-story, cedar and brick facility located off of North Sea Pines Drive. Opened June 2014, amenities include a casual beachside restaurant, oceanfront beach bar, concessions, retail shop, rooftop bar terrace and special event space connected by outdoor decks and covered verandas. It is family friendly and includes outdoor showers, public restrooms and changing rooms.

Plantation Golf Club – Sea Pines spent $23 million to develop the new home for the Heron Point and Ocean golf courses. The 23,000 sq. ft., clubhouse opened in March 2014 and provides an exceptional golf, dining and special event venue. Designed to capture sweeping golf views, it also includes 4,500 sq. ft. of outdoor elevated covered porch space.

Harbour Town Clubhouse – The new 26,000 sq. ft., world-class Harbour Town Clubhouse will open Spring 2015 to welcome the RBC Heritage PGA Tour event. The facility will include a 2,000 sq. ft. indoor and outdoor restaurant and bar with expansive views of the Harbour Town Golf Links, a 1,900 sq. ft., pro shop and retail center, a 4,000 sq. ft., locker room and a 2,000 sq. ft., banquet and event room

Harbour Town Lighthouse – The lighthouse marks the entrance to Harbour Town yacht basin and its flashing light can be seen from up to 15 miles away. The interior also serves as a museum highlighting the history of Hilton Head.

The Inn at Harbour Town - Awarded AAA Four Diamond Award designation seven years running and a Four Star Award designation from Forbes Travel Guide, the Inn was also named to Travel & Leisure's "500 World's Best Hotels."

Sea Pines Fitness Center – This state-of-the-art fitness center is exclusively for owners and guests of Sea Pines and features the latest exercise equipment and an extensive class schedule. Memberships are available.

Sea Pines Forest Preserve – This 605-acre wildlife haven includes marked walking and biking trails, observation decks, two lakes - Lake Mary and Lake Thomas - a 4000-year old Indian Shell Ring and the Warner W. Plahs Wildflower Field. It is open to the public.

Stoney Baynard Ruins – Listed on the National Register of Historic Sites, this six- acre park preserves remnants of a grand antebellum mansion built 1793-1810 by Captain John “Saucey Jack” Stoney. The home overlooked Calibogue Sound and was part of Braddock’s Point Plantation. Stoney lost the estate in a poker game to cotton planter William Baynard. Slave quarters, parts of the old kitchen and tabby ruins can still be seen today.

The Sea Pines Plantation

Over 55 years of history

In the early 1950’s Hilton Head had no electricity, phone service, gas stations or convenience stores. In June 1957, just one year after the first swing bridge to Hilton Head was completed, Georgia native and Yale Law school graduate Charles Fraser, along with his brother Joe Fraser, formed the Sea Pines Plantation Company. Fraser envisioned an environmentally friendly, low-impact resort and residential community that blended in with, rather than overpowered nature. Oceanfront lots started at $5,300 and quickly jumped to $7,500. The stringent development and eco-friendly land management practices implemented in Sea Pines became the model for nearly all high-quality, resort-oriented community developments built in the U.S. after 1960. The original Sea Pines master plan designed by famed Harvard Professor and Landscape Architect Hideo Sasaki, received international honors and awards. From the outset, Fraser insisted that 25 percent of Sea Pines would remain undeveloped and no building in Sea Pines would be taller than the tallest pine or magnolia tree.
